This apartment is located on the 3rd floor of a building which is equipped with an elevator. It has central heating and a natural gas water heating system. You can dry your clothes on an individual rack inside the floor or on an individual rack on the balcony. Wi-Fi is installed in the property and is activated. There is an additional charge of 48€ per month per tenant to cover heating bills, building taxes and internet fees. Electricity and gas bills are also charged to the tenant, the price varies depending on usage but usually costs 20€ per month.

There are 2 cosy bedrooms available for rent in this 70m2 apartment which is a 22 minute walk from Tiburtina, the second biggest rail station in Rome. The flat is well connected to the city centre, within close proximity to many bus stations and the Quintiliani metro station is an 18 minute walk from the apartment. There are several shops, restaurants and supermarkets in the surrounding area, including Lidl supermarket which can be reached within 8 minutes. During the summer months it can be pleasant to walk to the Parco Fillippo Meda, a large urban park that is just 11 minutes away. The front door of the flat opens onto the communal kitchen which has a dining table that tenants can sit around whilst enjoying meals together, this area is shared with the live-in landlady. This kitchen is fully furnished with modern appliances including a large refrigerator and a double sink that is practical for washing-up. Both single bedrooms are a decent size, each equipped with a desk and shelving which makes them the perfect environment for professionals or students who prefer to work at home. Both rooms share a long balcony that is ideal for enjoying views of the interior courtyard or drying clothes when it is not raining. Recently renovated, the bathroom is clean and fresh, with a fully functional shower, drying rack, washing machine, toilet, bidet and sink. The sink is built into a long counter on which there is plenty of space for cosmetics, and the large mirror above the sink makes this room the perfect place to prepare for a night out.

- The apartment is very well connected to the city centre, which can be reached by bus or metro.
- Although there is plenty to do in the surrounding area, the apartment is not located on a busy street so noise would not be disruptive at night time.
- The balcony is shared between bedrooms 1 and 2, and is the perfect place for relaxing when the sun is shining.
- The property has a cosy ambience due to the warm colours that the apartment is decorated with.
Things to keep in mind
- The apartment has no living area, but the balcony that is shared between bedrooms 1 and 2 is an ideal place to unwind. Tenants can spend time together in the kitchen which also serves as a dining area that is shared with the live-in landlady.
- The property is not situated in central Rome, but you can take the metro from Quintiliani underground station in order to reach Colosseo in just 10 minutes.

The area is well connected to the city centre by various bus routes and there are several stations that can be found near the apartment. Via Arnaldo Cervesato is connected to Via Tiburtina, an ancient Italian road that was built around 286 BC. This main road leads to the centre of Rome which can be reached quickly by car or taxi.
